BUYER PREFERENCES
Marketing a home for sale requires not only knowledge about the home for sale, it also requires a solid understanding of buyer preferences. I have worked with many buyers and I am able to look at homes through their eyes.
My clients often ask me the difference between an appraisal, which can only be completed by a licensed appraiser, and a comparative market analysis (CMA), which is compiled by a real estate sales professional. The CMA, in my opinion, has a striking feature - it reflects buyer preferences. Buyer preferences are learned only by spending many hours with many different buyers, looking at a variety of homes, and seeing and hearing what they are willing to pay for in a home and what drives their decision-making process.
